San Clemente is a beautiful coastal town in south Orange County in Southern California. It’s official slogan is “Spanish City by the Sea,” which is an ode to its Spanish roots as well as the Spanish Colonial-style architecture that defines the city.
San Clemente homes for sale brought a median price of $731,000 during the three-month period ending Dec. 13. That’s based on 180 homes sold and equates to an average price per square foot of $544. It’s worth noting that the San Clemente real estate market can be a bit more volatile than other markets in the region. Since the last housing bubble popped in 2008, there has typically been a dearth of supply of San Clemente homes for sale. However, that trend appears to be changing. The housing supply in San Clemente has risen steadily in the second half of 2013 and now you will typically find more than 200 homes listed at any given time.
San Clemente is located about midway between Los Angeles and San Diego and has a population of just over 63,000. The community was founded when a former mayor of Seattle saw the area and purchased 2,000 acres along the coast. Ole Hanson was taken by the region because of its idyllic climate and beautiful beaches. He envisioned San Clemente to be a quaint village by the beach, where residents can retreat from the hustle and bustle of Southern California’s large cities. He succeeded.
Given its locale on the Pacific Ocean, San Clemente provides its residents with a variety of sea-going activities. It is perhaps best known as being the home of some of the best surf spots in all of Southern California. The most famous of these is Trestles, which is known the world over among surfers. Surf culture truly permeates this city of San Clemente. It is the locale of a variety of surfing-related magazines (Surfing Magazine, Longboard Magazine and more), and is also the site of a large number of well-known surfboard shapers and manufacturers.
There are many other ways besides surfing for San Clemente residents to enjoy the ocean. Boating, fishing, whale-watching excursions and much more are favorite pastimes of the locals.
There are a few other pertinent facts worth noting when it comes to San Clemente homes for sale. There are just under 26,000 housing units in San Clemente, with multi-unit structures (apartments, town homes, condos) representing about 29% of that total. Additionally, roughly two-thirds of San Clemente residents own their homes, which is well above the average rate for the state.
San Clemente has seen quite a bit of growth in the last decade-plus, as its population has grown by nearly a quarter since 2000. However, even with that growth it continues to maintain its charm and image as one of Southern California’s most idyllic beach cities.
